It pays to go online and use comparison websites when buying and selling UK property. Homebuyer is your ideal source to determine what your conveyancing costs will be. You can create a moving plan to help you budget.
Moving home can be stressful, which is why instructing a Solicitor once you have from them a fixed fee conveyancing quote makes sense.
To make progress visit the Homebuyer Conveyancing website and compare conveyancing quotes without entering your personal details. This prevents spam and unwanted calls. So often Home Buyers and Sellers are just wanting to be left alone to see what the cost of moving will be.
When ready you can take a quote away and schedule a direct call back from your chosen Solicitor firm. Of course using the savvy filters will help you as you can get a Lender approved Conveyancing Solicitor. Someone that has followed a lenders particular process and passed their stringent tests.
Limit the issues that could cause your transaction to fail by:-
- Working out a moving cost budget
- Determine which Solicitor firm to instruct
- Instruct when you place your property on the market and when buying a property before offer acceptance stage.
- Use the same solicitor for your sale and purchase
- Choose a Solicitor that is approved by the Lender that you hope to use on your purchase.
- Ensure all paperwork is returned to your Solicitor. Don’t forget if you haven’t accepted the terms from then your conveyance cannot begin
- Double check that all emails and direct line numbers that you are passing over to other parties are the right ones. It’s amazing that so many people pass over incorrect details.
- Determine an achievable exchange of contracts date
- If you are the Seller and the Buyer has a poor survey on your property it pays for you rectify the issues without reducing the price. This is because if you reduce the price and the Buyer walks away you know that when someone else comes along they will find the same issues.
- Start as you mean to go on. Be firmly in the driving seat.
